Co housing offers a genuinely practical piece of the solution, and it’s worth explaining why.
The core economics. The single biggest cost driver in bringing new housing to market isn’t always the structure itself it’s the enabling infrastructure: access roads, water and sewer connections, electricity, security. When these costs are shared across a group of households buying and building together, the per unit cost drops. A family that couldn’t afford to build alone on the outskirts of Nairobi may well be able to afford a unit in a co housing development on the same land, because the group is absorbing infrastructure costs collectively.
Land efficiency. Where it needs support. For co housing to genuinely move the needle on Kenya’s affordable housing gap, it needs coordinated groups, credible developers or project managers to structure the shared agreements properly, and financing products that recognize co housing as a legitimate model not just conventional mortgages designed for single title standalone homes.
